BLUE BAY SITE 06.10.2024 ORDINARY GENERAL ASSEMBLY MEETING MINUTES
In order to hold the Ordinary General Assembly meeting of Blue Bay Site, registered at the address of Antalya province, Alanya district, Dinek district, 1522 street no: 14, as notified to the flat owners, First date of the meeting, 06.10.2024 – Sunday, at 14:00, a meeting was held in the Blue Bay site – poolside area and roll call was started.
Opening, roll call and signing of the June ruler by the participants.
A total of 75 participants, 24 property owners and 51 power of attornies, were determined from a total of 84 floor owners, and since it was the first meeting, the meeting was started with a majority.
Election of the chairman of the council, the secretary of the meeting and the treasurer.
Those who wanted to run for the post of Chairman of the Council and the Clerk of the Council were asked;
According to the result of the voting;
a. To the Chairman of the Board of Council, Sertaç BEKTAS,
b. To the Secretariat of the Council, Hidayet ŞEN,
They are elected and authorized to sign the Blue Bay Minutes of the General Assembly Meeting. The chairman of the council stated that the meeting will be held in line with the determined agenda and that the agenda is 2. The article “discussion of past period accounts” was started.
Release and acceptance of the past period account.
The accounts were explained to the participants by Yulia BARSKAYA. Accounting reports and income-expenditure reports were presented to the participants. All the questions asked by the participants were explained by the chairman of the council. Past accounts were negotiated, and according to the result of the vote, it was accepted by a majority of votes, with 50 votes yes and 15 votes no.
Discussion of the budget for the next period
The Blue Bay budget prepared in advance was negotiated; Considering the uncollected dues and today’s inflation situation, the monthly dues;
A vote was made to make it 50 Euros for 2 + 1 and 1 + 1 apartments and 65 Euros for duplex apartments and it was accepted with a majority of votes.
Accordingly; Annual dues for 2+1 and 1+1 apartments are 600 Euros,
The annual fee for duplex apartments was decided as 780 Euros by majority vote.
For flat owners who do not pay or delay paying dues for 3 months, enforcement proceedings can be initiated over the entire annual dues amount, together with attorney’s fees.
According to the result of the voting;
- Pursuant to paragraph 1 of Article 20 of the Property Ownership Law No. 634, the dues for the period 2024 – 2025;
It was decided that it would be in the form indicated above.
Dues payments can be paid monthly or annually,
- In the event that the dues are paid 3 months late or not paid at all, it has been decided by majority vote that legal proceedings can be initiated over the entire annual dues amount, together with the legal delay interest, and that interest, costs and attorney’s fees will be collected from the dues debtor together with all their ancillaries.
- On behalf of the site, to the site administrator in order to pay the overdue dues within 1 month, in order to collect the unpaid dues legally; It was authorized by majority vote to grant full authority to hire a lawyer and to carry out enforcement proceedings .
Election of the Chairman, Vice, Member and Supervisory Board of the Board of Directors
In accordance with the agenda, the formation of a new board of directors was started. They were asked about the names of candidates who want to be on the board of directors to Blue Bay for the 2024-2025 term. Since there were no other candidates, Recep BAYRAKTAR was elected as the chairman of the board of directors for the 2024-2025 term by majority vote. As members of the board of directors, Sertaç BAKTAŞ and Oğuzhan ÖZKAN were elected with the majority of votes.
As the auditor, he was selected as the Judge’s PERMISSION.

It is the sole authority in the following matters.
– The board of directors may decide to hire and dismiss workers
– The board of directors is authorized to incur legal expenses (litigation, lawyers’ costs…)
– The board of directors can take all decisions on the actions to be taken.
– It is authorized with a single signature in the authorization to be given to the management company.

Individual intervention cannot be made in common areas and gardens, cannot be personalized, and private sun loungers, tables, laundry dryers are not placed, otherwise the management is authorized to take legal action,
It was decided by majority vote.
The Blue Bay General Assembly meeting was adjourned at 4.30 p.m. by the chairman of the Council.
